SUBSTITUTE TRUSTEE’S NOTICE OF SALE

WHEREAS, Carolyn Vardaman executed and delivered to L. Bradley Dillard, as Trustee, and Vanderbilt Mortgage and Finance, Inc., as Beneficiary, a Deed of Trust dated September 11, 2006, as recorded in Book 208 at Page 36 in the land records of the Chancery Clerk of Tunica County, Mississippi; and

WHEREAS, Vanderbilt Mortgage and Finance, Inc. appointed and substituted Bennett Lotterhos Sulser & Wilson, P.A. as Trustee under the Deed of Trust pursuant to a Substitution of Trustee dated November 17, 2016, as recorded in Book 273 at Page 475 in the land records of the aforesaid Chancery Clerk; and

WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, Vanderbilt Mortgage and Finance, Inc., having requested the undersigned Substitute Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with Trustee’s fees, attorneys’ fees, and expenses of sale.

NOW, THEREFORE, Bennett Lotterhos Sulser & Wilson, P.A., Substitute Trustee, will on March 14, 2017, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11 a.m. and 4 p.m.) at the west front door of the Tunica County courthouse in Tunica, Mississippi, the following described land and property situated in Tunica County, Mississippi:

Lot Number 2 of the Vardaman 3 Lot Subdivision as shown on the map or plat thereof to be recorded in the office of the Chancery Clerk of Tunica County, Mississippi, a copy of which is attached hereto and made a part hereof, which lot is more particularly described on said plat as follows:

Commencing at the Southeast corner of the Southeast One Quarter (SE 1/4) of the Northwest One Quarter (NW 1/4) of said Section, run thence North 00 degrees 53 minutes, 08 seconds East a distance of 2,508.36 feet to a point on the North line of Crenshaw Road, being the Point of Beginning of the herein described tract; run thence northwesterly along the said road to a point North 63 degrees, 41 minutes, 04 seconds, West a distance of 113.39 feet to a point; run thence Northwesterly along the said road to a point North 67 degrees, 05 minutes, 34 seconds West, a distance of 111.08 feet to a point; run thence Northwesterly along the said road to a point North 72 degrees, 20 minutes, 14 seconds West, a distance of 144.63 feet to a point; run thence Northwesterly along the said road to a point North 75 degrees, 25 minutes, 53 seconds West, a distance of 60.84 feet to a point; run thence North 14 degrees, 56 minutes, 44 seconds East, a distance of 40.97 feet to a point; run thence South 89 degrees, 41 minutes, 47 seconds East, a distance of 402.12 feet to a point; run thence South 00 degrees, 43 minutes, 18 seconds West, a distance of 193.73 feet to the Point of Beginning.
